I was not impressed. This book is full of fluff and short on specifics. It’s an infomercial for buying more of his training and courses. Waste of reading time.
This is a good book written for the new investor and experienced as well. The author is clark an concise and matter of fact with his observations and fact finding process. I am investing in multifamilyrealestate.com and gave started a syndication for my network to team up with me in buying apartment buildings with our multifamilysyndications.com and this is just one of the 100 books in my multifamily library!
I decided to rate this book a five star because it actually gets into the weeds of apartment investing. It doesn't promise no money down millions are going to fall in your lap. It just explains what is needed and why. Read it and learn something.
Commercial real estate is a 400 pound gorilla. It is very eye opening to find out that you probably already had enough money to get a multi-family unit at some point in your life. Chances are you will have the money again. This book is a great starting point but not the final destination.Essentially what you are dealing with are $10-$20 introduction books (by various gurus) which steer you to $500 courses. In the courses you get redirected to $6000-$10,000 mentorships.I definitely got value out of the book and I plan on getting emerging real estate markets but the level of specificity some of us are looking for would only be in the courses.
I kind of expected this book to just tell me things I already knew. Instead it breaks into detail different things such as dealing with contractors and agreements, insurance claims, negotiating, etc. I will turn to this book in the future when I have problems with my own properties.
This is one of very few books I actually read start to finish. I have been around real estate for most of my adult life and made plenty of mistakes myself. From my experience and acquired knowledge, David’s system is what you need to go to the next level.
This is my favorite book on multi family. David gives you the blueprint he used to build his 140 million real estate empire. He covers everything from how he finds and funds deals to how to find the best property managment companies to take care of your investments. I enjoyed this book and so will you to learn everything david has to teach pick up this book and also read his other book emerging real estate markets.
Read the book in a couple nights. Good information and lessons learned for folks just getting started. It was in-depth but basis at the same time. Highly recommended.
